CRGAR Certified REALTOR® Training
Training Overview:
Our required 2-day training covers essential legal, practical, and professional topics to help you succeed as a Certified Realtor® in Costa Rica.
CRGAR provides quarterly training sessions across various locations in Costa Rica for both current members and agents interested in becoming CRGAR-Certified Realtors®.
Locations often include Flamingo, Jaco, San Jose, Arenal, Dominical and other regional hubs.
The courses are taught in English and Spanish (hybrid) with modules led by licensed Costa Rican attorneys and experienced CRGAR-Certified Realtor® instructors. This combination ensures a well-rounded understanding of both legal requirements and real-world best practices.
As part of the training, attendees will also participate in Omni MLS Labs, hands-on sessions designed to help agents navigate Costa Rica’s most advanced MLS platform. You'll learn how to use key features like listing management, auto-search tools, and your personal branding portal.
All new CRGAR members must complete this training within six months of joining, and all members are required to retake the course every five years to stay current with industry standards.
Training consists of two full, consecutive days of attendance. The curriculum is updated regularly to reflect changes in the market and legal framework.

Types of Property and Real Estate Rights:
Concession land (ZMT), use permits, fee simple, co-ownership, fractional ownership, Papagayo, and real estate collateral.
General Regulatory Framework:
Land use (Uso de Suelo), zoning plans, easements, and oversight agencies such as INVU, SETENA, and local municipalities.
Legal and Judicial Update – New Changes:
Recent changes in tax laws, corporate reporting, rent caps, shareholder protections, and minimum building permit thresholds.
Condominium Law:
Overview of condo types, ownership structures, CCRs, recording, transfers, and legal pros and cons.
Using the Registro Publico, Other Online Resources:
How to research property information via plano, folio real, cédula, or corporate names. Bring your laptop for this session.
Lease Laws:
Types of leases, standard contract terms, tenant rights, and eviction procedures.
Contracts:
Key components of real estate contracts, common clauses, remedies, escrow, purchase offers, and conveyance deeds.
Real Estate Taxes:
Overview of sales, transfer, property, capital gains, and luxury taxes, plus closing cost calculations.
Residency and Immigration:
Residency types, rights, and how immigration status affects real estate transactions.
Live OMNI MLS Lab:
Hands-on training with Costa Rica’s national MLS system. Learn to manage listings, set up searches, and build your agent portal.
Code of Ethic
Understanding CRGAR and NAR standards for ethical conduct, cooperation, and client representation.
Getting into Business in Costa Rica
Legal pathways to work in real estate, setting up a compliant business, and navigating the professional landscape.
